The following summary can be followed on a map of Placitas:
The description of areas begins at I-25 and moves east towards the mountain. The residential areas of Placitas radiate off Highway 165 to the north and south. The greater amount of development is on the north side of Hwy 165, as the Cibola National Forest is close by on the south side. Hwy 165 turns to a gravel road at the nine-mile marker and enters Cibola National Forest, climbing almost to the top of the Sandia Mountains. Ask for information on the history of the area, plat maps and price lists. Not all lots are well marked with signs and corner markers so one may need help.
PLACITAS TRAILS
(and Placitas Trails South, Trails North and Roadrunner Trail)
Trails is the first area of housing on the north side of Highway 165. Developed roughly 15 years ago, houses are on .75 to 3 acres lots. There are mountain and mesa views. The area is mostly built out, but occasionally there is vacant land available. There are paved roads, natural gas, restrictions and covenants enforced by a homeowners association and a water cooperative.
DESERT MOUNTAIN/SKY MOUNTAIN
These are newly developing areas on the south side of Hwy 165. There are lots available from $69,000 up. There is a Homeowners association, restrictions and covenants and a water cooperative. 1800 square foot minimum. Beautiful views.
TIERRA MADRE
Developed about 15 or so years ago, this area is largely built out although an occasional lot comes up for sale. This is an area where one can have horses, topography permitting. Homeowners association, 1800 square foot minimum, small water systems run cooperatively, lovely views.
VISTA DE LA MONTANA
(Norte and Sur, and roads connecting to Sky Mountain)
South side of Hwy 165. Mostly developed but with lots occasionally available. Homeowners association, restrictions and covenants, 1800 square foot minimum house size, small well systems, some private wells, and one water cooperative. Dramatic views.
>PUESTA DEL SOL
A small subdivision the south side of Hwy 165. Has Homeowners association, restrictions and covenants, architectural control and a water system. 1800 square foot minimum. Paved roads. Natural gas available.
LA MESA / SUNDANCE MESA
Follow Tierra Madre Road to this area or approach it off the frontage road (east of I-25). Very easy access to I-25. Rollinghills, ridgetop residences with mountain and mesa views. Restrictions and covenants enforced by homeowners association and large water cooperative. 1800square foot minimum. Some properties border open space and some lots permit horses. Lots available.
TUNNEL SPRINGS
This area is entered by a forest road leading up to the actual spring on the side of the mountain. Rolling land, larger lots and dramatic views. Some of the area is served by a homeowners association and a water cooperative. Some houses have private wells and some share wells. A good place to locate for horseback riding and there is easy access to mountain trails. No paved roads. Occasionally there will be a lot for sale.
PLACITAS HOMESTEADS
This area was platted in 1978. There is a minimum lot size of two acres and houses must be at least 1800 square feet. Main road is paved. Individual wells, shared wells and mini cooperative water systems. Horses permitted. Great views and easy access to the Cibola National Forest.
PLACITAS WEST
An older area on the south side of Hwy 165 backing up to the Cibola National Forest. N restrictions and covenants and largely gravel roads. Animals permitted. Great views. There is a water cooperative for 40+ residences and various small shared well systems. Occasionally lots are for sale.
VISTA DE ORO
Vista de Oro, on the north side of Hwy 165, has restrictions and covenants, water cooperative, natural gas, and architectural control. 1800 square foot minimum. Gorgeous ridge top lots fully improved. Lots available. Only domestic animals permitted.
OVERLOOK
Developed on the same general time schedule as La Mesa, Overlook is quite high and has beautiful ridge top lots. Presently there are a few available. Some, on Sunrise Ridge, are owned by the builder-developer who will build to suit, and occasionally there are resale lots. Homeowners association, 1800 square foot minimum house size, architectural control. Horses possible on some lots. Water cooperative, restrictions and covenants.
VISTA DE PLACITAS AND PLACITAS HEIGHTS
These are older areas on the south side of Hwy 165 close to the mountain and with easy access to the national forest. Some paved roads. Mostly individual and shared wells. Close to mountain trails and Tunnel Springs. While developing there were restrictive covenants, but they have lapsed. Architecture is mixed. Superb views!
RANCHOS DE PLACITAS
Developed about 35 years ago, it is Placitas' first planned subdivision. It has two large water systems and a voluntary homeowners association. There is architectural control, a minimum house size of 1500 square feet, dramatic view lots and some lots which may allow horses. Mostly built out, but occasional lots for sale. Dramatic views. Main roads paved, some side roads are gravel.
VILLAGE OF PLACITAS AND SURROUNDINGS
There is seldom vacant land availablein the Village of Placitas although there are some large tracts that could be developed someday. Houses do come up for sale and occasionally land. Placitas Village has a community water system and also an acequia system. Not all properties have access to the acequia for irrigation purposes but a good number do. Just outside the core ofthe Village there are properties on individual wells.
VILLA DE LAS HUERTAS
This is Placitas' first gated community with one to two acre lots very near the Cibola National Forest. Houses are on individual wells. There is architectural control and a homeowners association. Lots are available.
SUBDIVISIONS OFF CAMINO DE LAS HUERTAS
(North of the Village)
The paved road extends about three miles north of the village, and there is a great deal of housing and some vacant land available. La Vina Vieja has a few vacant lots as does Lomas de Placitas and Placitas North. Wimdmill Trail and Juniper Hills (mesa top and with great views) have vacant lots as does Indian Flats and Llano del Norte. Some areas have restrictions and covenants and some do not.
CEDAR CREEK
This is an area where horses are welcome. There is a water cooperative, homeowners association and architectural control. Minimum house size is 1500 square feet. The developer-builder has some lots available for build-to-suit, and there are occasionally other vacant lots for sale. Ask for plat map, summary of covenants, and prices.
SAN FRANCISCO HILLS ROAD, CAMINO DE LA ROSA CASTILLO
North of the Village of Placitas and along Las Huertas Creek there are more rural agricultural areas and horse properties. There are ridge lots and also flat land available. Restrictions and covenants are minimal. North on San Francisco Hills Road, one arrives at the subdivision by that name. Manufactured houses are permitted. Most properties have individual or shared wells, good views, and at least an acre or more. There are properties occasionallyfor sale that are near springs or have occasionally running water. There are houses available for sale as well as vacant land.
DIAMOND TAIL
One of Placitas' newest subdivisions, high with wonderful views. Most lots are two acres or so and are fully developed. Natural gas is available. Individual wells, homeowners association, restrictions and covenants.
